I am not a lawyer, but I believe that the burden on a town is VERY LOW when exercising eminent domain. It does not have to do much to justify a decision to condemn a property.
So, one could include the tax calculation, but it probably is not of much significance. Just take it. Done.
If it can be included I would hope that it is included in the calculation since it is a very real economic difference between 140 GPR and other sites. As far as whether it's significant. I would think that $630,000 per year used to offset continuing operating costs would be quite significant. That's a lot of pencils and paper. I guess I'm showing my age. I meant to say CDs and laptops.
I'm not evading anything. I never said cc's school was ok. I am not on cc's side by any means. But fair is fair. What you propose is on the same lines as what cc proposes. It will create havoc with traffic, it will take away businesses, it will cost the town tax money (even if the land isn't taxable, you still have to have construction costs, etc). How is this plan any different than cc's except for the environment and I've already explained my feeling about all those busses on that land? Take it by ED, but not as a school. Give it to the land as it should be. Build a park where everyone can take advantage of it. In my neighborhood, there are only 3 school age children. Keep raising taxes for those who gain nothing by the increase and you will have less and less people paying taxes.
Thinker, You stated that Busses slowing and entering and exiting GPR non stop in the mornings will bring havoc to the ONLY road in and out of the northern section of town everyday ok well if CC has the school they want at the site ot only will it be RT busses Hills and Knolls busses on GPR but busses from their school as well. As for busses polluting the water , How?? if it is for the fuel they would need nowadays the new holding tanks for fuel are more enviorment friendly than the one years ago that leaked into our well. As for the air, state law mandates that busses arent allowed to idle for more than 3 min. They are already idling up north. If you are worried about pollution worry about the Tilcon Quarry.................
Thinker - time to put on your thinking cap! The amount of busses coming and going each day to our new school at 140 GPR would not even equal the delivery trucks that would service a mega-complex daily if mr ireland had his way. There is no comparison. And, the property is huge, there will be plenty of space for nature trails and town fields for us - the taxpayers of Rockaway! This will only benefit our town and property values for all time. Wake up and smell the coffee!
Dont forget if any Rockaway Twp. children decide to go to the CC school, ROCKAWAY TWP busses will HAVE to drive them there. Otherwise the town will have to pay the families 750 dollars per kid per year in lieu of transportation every school year.... just a thought
