ROCKAWAY TWP. -- Christ Church of Montclair has submitted a revised building plan showing a slight increase in the project's size and additional details on a parking deck.
The revisions were mailed last Friday in response to board questions at a Dec. 20 meeting, the 10th on the 5,000-member, evangelical Christian church's building plan on Green Pond Road.
Overall, the church's plan -- including a 2,512-seat sanctuary, private K-5 school, fellowship hall, youth center and recreation facilities -- would total 304,306 square feet. Christ Church previously described the project as totaling 303,000 square feet.
A parking deck with 148 spaces would bring total parking to 1,541 spaces, 24 more than required by local ordinance.
"It is our opinion that the property would be less impacted by proposing a parking deck over existing parking areas, rather than currently landscaped, pervious area," read a note in the revised plans, submitted by Gruskin Group of Springfield.
Planning board chairman Mort Dicker said Wednesday the number of spaces on the deck was part of the additional information sought by the board. The information was mailed by Christ Church on Jan. 21, the deadline for submission for consideration at next Monday's planning board hearing.
Dicker said the church previously discussed the deck "without any great specificity." The board, he said, would have a number of questions on the deck.
"They have to show us how it is accessed," said Dicker, who had not yet reviewed the plans.
Christ Church spokesman Marc Weinstein did not have additional information on the revisions.
Christ Church's original plan, totaling 412,334 square feet, was submitted on Sept. 24, 2003.
The church significantly reduced the project last August to 287,000 square feet in order to gain an exemption from the new state Highlands law, which dramatically limits development in a preservation zone that includes the proposed church building site.
Shortly after the Highlands exemption was granted on Sept. 29, the church acknowledged a slight miscalculation and raised the total space to 303,000 square feet.
Weinstein said, at that time, the increase would not jeopardize the church's exemption from the Highlands law, which was contingent on the accuracy of information provided by Christ Church.
Rockaway Township is challenging the state Department of Environmental Protection's exemption ruling in appellate court in Trenton. A hearing has not yet been scheduled.
DEP has said that its decision granting the Highlands exemption is not being reviewed.
Build-A-Deck (tm) Corp proudly announces their latest innovation: Environmental Concrete (tm). Yes, that's right, Environmental Concrete (tm). We at Build-A-Deck (tm) Corp realized that mega-centers around the world are dealing with stricter environmental regulations, so we've come up with a new, yes new method of passing off standard building materials as so 'environmentally sensitive' that they can be used on a baby's bottom (*1). Our parking deck material is made entirely of concrete and steel. Concrete is made of sand, gravel, cement, and water, which we all know are part of our environment. Our sand is only the finest quality, from the NJ shore. Our gravel, mined from natural stone at Mount Hope, Rockaway NJ. The cement we use is 100% natural also, being ground from the same limestone caverns that supply the water source for Poland Springs' water and our clay is from only the finest Brazillian clay mines - all located at an altitude of at least 8000 feet and far from any source of pollution. Everyone knows that steel also comes from the ground, and is therefore 100% natural! When possible, we form our steel with locally mined iron ore, therefore returning it to it's natural location! If your company or mega-center is having problems meeting local environmental standards and building codes, then we at Build-A-Deck (tm) say NO PROBLEM - just give us a call, and we'll design a 100% ALL-NATURAL, biodegradable (*2) parking deck for you. We'll provide documents stating that we are not building a 'structure', but merely returning environmentally sensitive elements back to their natural locations! Call one of our trained sales technicians today - 1-800-E-DECK4U, and you will soon be on your way to returning your property to a 100% 'natural' and 'pristine' condition with parking for thousands and room to grow!
(*1) Build-A-Deck (tm) Corp does not recommend plastering concrete on a baby's bottom without professional assistance from a Build-A-Deck (tm) Corp certified technician.
(*2) Biodegradability varies with location. Estimates range from 15,000 to 34,000 years.
Note: The above posting is humor. Any similarities to mega-centers present or past is purely coincidental. Your mileage may vary.

Now I seem to remember them making the spaces smaller than Rockways ordanance calls for, which means they don't really have any spaces till they are granted a variance.
