There is some more good news on the C-1 status of the Bever Brook and the Hibernia Brook. The new C-1 regulations will change the manner in which the 300 foot buffers are calculated - they must be calculated from the bank of the stream from this point foward - in the past it was calculated from the mid point of the river/stream/brook. This adds about 20+ feet onto the buffer along parts of the CC property. This C-1 status will be in effect REGARDLESS of the Highlands exemption. So it looks like it is back to the drawing table...AGAIN for CC. I seem to recall a converstation with David Ireland about oh...4 years ago where we said this land was highly sensitive and this project was simply too large for the land... How much money would his members have saved if had sought out a more appropriate location - oh about 10 million dollars. What a waste of money!

The Christ Church Plan for the redevelopment of 140 Green Pond Rd is just too big for the area.
I wonder how the C-1 buffer requirement for the Hibernia Brook will impact construction on it's Western side. In other words, there were plans to construct an intersection / traffic light on the entrance to this guys megabusiness. That traffic light and road construction would have occurred well within that 300 foot buffer zone but on the western side (which is ostensibly county or Rockaway Township land).
So -
Is that also regulated by the C-1 status of the stream? Is the light - intersection also in peril? I sure hope so.
