Here is a little update on our attempt to sell our custom colonial Meriden home. It has been on the market for about 4 weeks now. It is just about the lowest cost home amenity by amenity that one can find in Morris County in MLS. It is a premium home in immaculate condition.
Not a single person has even looked at it despite the fact that it is on the market for the same price that we paid for it 15 years ago when it was brand new.
I wonder why? Does anyone have any thoughts on this? Maybe it is just because it belongs to us, right? Or could it possible be because cc wants to move in at the end of our block?
That's interesting. I was wondering if it's because it's on meriden rd as opposed to other rockaway twp locations. I looked at the rockaway twp listings shown on realtor.com and to me it looks like the price levels are comparable to other towns in morris county.
Count the number of house listings in RT and compare that number to all of the other towns in Morris County. You will find that RT has the most. This is even independent of the fact that RT is NOT the most populous town in Morris County.
That's interesting but that could also be due to rockaway twp's high tax rate vs. other towns. Who knows. I'd be more interested in knowing what the number of houses at this time of year were for sale in rockaway twp vs. two years ago. It would also be interesting to know the average number of days on the market for rockaway twp homes vs. the other towns.
When you compared the amenities of your home to others did you factor in the fact that your home is on a major route vs on a side street? Just curious.
I thought you said you paid something like 500K for the house 15 years ago. You have it listed for 800K. Now you say you have it listed for what you paid for it?
We purchased it for 517 K. We put 100 K into it. My wife and I told the real estate agent to list it at 600 K. My wife freaked out about that low price. While I have been away on a very protracted business trip and unknown to me, she called the agent and raised it to 800 K as I just found out. Thanks for the info. Looks like I got over-ruled - - - I guess she had a "pocket vetoe" when we signed the papers.
Anyway, have you ever been over-ruled by your wife and not even known it? Hmmm.
I guess she and I need to have a little chat. I wonder who will win after that discussion.
But anyway, take a house that cost 617 K around 15 years ago and then sell it for 800 K. Does that sound like it was a good real estate investment to you? Have you spoken to people in other towns about the increase in value of their homes? I can tell you that our real estate agent has told us that we will not be able to replace this place for under 1 Meg anywhere in Morris county.
I am certain that none of this has anything to do with cc comming to town, just to alleviate your anxiety, BR.
800 K may be a little steep considering the major route that it's on. At 600 K it would probably sell before the ink on the listing agreement is dry. Good luck.
Right now, Meriden road is a back country road, not a major thoroughfare. I guess that it could easily become a 4 lane highway if necessary to please the Good Dr. Reverend David Ireland, his Majesty.
hmmm ~ will the real boss please stand up! Me man, she woman. I - - the boss said 600 K per the agents recommendation. She must get some council and advice on this one to set her straight. hmmmmmmm!!! I wish that I was up there in NJ right now to have a serious "sit down" on this with Marla.

Without seeing the inside of your house, I think it's priced right relative to other houses in the area. Check out realtor.com and you can see every house on the multiple listing system.
Also, there is another house for sale on Old Beach Glenn. It was the original model home for that development. I know the buyers paid around 500K in 1989 or 1990. (I knew the realtor who sold it) It's on for 1.4M.
It may just be my sensitivity on the subject, but it sure seems like I am seeing a lot of houses go on the market all of a sudden. There are 5 within 2 blocks of mine. Could we be witnessing a mass exodus from RT? I cant imagine why. My wife insists that if the CC crew gets in, we will be adding to that list.
Yeah hubby says the same thing, but before that happens, I'd imagine we'd try to just start living "up here".
We would take all our business up rather than down. After all, there's really nothing in RT that you can't find up in the Jefferson area, and it's no further than going into town. I'd be a shame to stop doing business in RT but when we moved here we didn't bargain for nightmare traffic just getting around town.
As for getting to work, we try to avoid the lower green pond/rt. 80 intersection anyway so we've found alternate routes that don't include that area.
