RT expects approximately $16,762,000 in property tax revenue from the mall ($2.9 billion assessed value published in the Daily Record, at the municipal tax rate of .578 per $100). The Township also collects the municipal portion of other non-mall ratable and residential property taxes. This may sound like a great deal of money but at council meetings and a personal email to me, the Mayor claims to be struggling to maintain the current tax rate.
The Agilent Property is approximately 100 acres with accessibility to public utilities.
Town Officials bemoan the loss of revenue if Christ Church takes over the site.
I believe RT would move to maximize revenue by approving a large commercial venture at 140 GPR if the church is blocked. It’s my opinion that the Town should stop overbuilding the town, live within our means and allow the church to relocate. The alternative is continued growth, including the entire GPR corridor.
That goes against what we have been fighting the building of cc. We still would face the same problems we do now. GPR cannot handle massive traffic. We cannot handle massive building on 140GPR.
If cc gets denied, I say wait for another company. Less than 1,000 people would provide taxes, jobs, no problem to the Highlands and no massive traffic jams.
...and your post is nothing more than fear mongering.
140 GPR will never be a major anything and you know it.
Even if the mayor WANTED a "large commercial venture", it's unlikely that anything like that would pass scrutiny by the Highaland's Commision AND the mayor would lose the respect (and votes) of many RT residents.
Your post was written only to spread FUD - Fear, Uncertainty, Doubt in a lame attempt to persuade people that although cc is a horrible fit, whatever else comes in there will be much worse.
Sorry - The citizens of RT do NOT buy into your FUD!
FUD From Wikipedia, the free encyclopedia.
FUD is an abbreviation for Fear, Uncertainty, and Doubt, a sales or marketing strategy of disseminating negative but vague or inaccurate information on a competitor's product. The term originated to describe misinformation tactics in the computer software industry and has since been used more broadly.
My point is that the Mayor and Council claim the money is needed (at least there's a desire for money) and it's 100 acres with public utilities. I find it hard to believe it will stay vacant.
As far as the Highlands Bill goes, the land is already developed. Despite the VORT hype, the Bill was NEVER intended to halt all growth. For example, Joe Chavonec was able to subdivide his property, sell parcels to a custom home builder and a new road was approved (Cody Court), directly accross the street from Agilent (If you don't believe me check with the tax collecter, and asesssor it's all public info.)
Personally, I don't think the powers that be will be looking to just break even. Look at recent history...build, build and build.
Thinker, at the very least half of it can be developed and since the State controls our wetlands ,who knows? In RT, anyway wetlands have been developed legally (eg the Olive Garden).
Apparently you believe they're looking to break even; replace Agilent with a similar entity. It's an interesting thought but I don't think so. A level tax rate with increased services is more important. I live here too and have observed how they work.
Lets deal in facts. Joe's project was planned, approved and building begun BEFORE the Highlands bill was signed on August 12, 2003. WHy would you try to mislead people with inaccurate information. There was nothing wrong with the homes built there and even WITH the Highlands act those properties would likely be granted approval as the land is over 300 feet away from a c-1 waterway and holds no other protected status.
FUD is your motto- - get a grip and deal in facts you sorry little troll.
So, it looks like your admitting RT officials knew of Chovanec's conflict of interest prior to allowing him to participate in the CC hearings. Thank you.
Let me ask because I really don't know: Have the steams been designated "C-1" yet? I know the Environmental Commission and VoRT were misleading residents by using the term "C-1" inappropriately. And who cares about the exact date of the Highlands Bill? Is the land that Chovanec sold to home builders less enviromentally sensetive due to the date the bill was enacted?
Do you believe RT officials are looking to break even and replace Agilent with a similar entity? Or do you think a level tax rate with increased services is more important? That is, do you think official are merely trying to replace Agilent with a bigger, revenue producing development?
And if any other inappropriate use is proposed for 140 GPR, we will oppose that as strongly as we are now, and the same concerns would come into play, for the same reasons.
Are you suggesting that would not be the case? Is this more of your political conspiracy theory?
First of all, Township officials had to know about Chovanec's conflict (property splits, road approvals and all). Secondly, It doesn't really matter who owns the franchise, its product line is more hazardous than anything the church is doing, isn't it?
You also need to remember that the Mayor was quoted in the Daily Record saying that he didn't know Chovanec owned the property...and Dimin hasn't said a word... You gotta admit, something doesn't smell right.
And doesn't it seen just a little odd that there's a group screaming "environmental concern" regarding 140 GPR but not about 161B?
These are documented facts, not spin, not hype. Is the environment a concern, or isn't it? Are you concerned about ethical government or aren't you? It's inconsistent, that's all.
So Karen and Nix, please explain your comments and how the facts I've presented ar incorrect.
Ethical behavior is what you do when no one is looking. When the PB thought no one was looking, Chovanec was appointed to the PB...and the mayor denied knowing he owns the property accross the street from 140 GPR.
Really folk, flaming me for their misdeed is going to need some explanation
