Ted originally stated that the only part of the town negatively impacted is the northern section. He was subsequently corrected by others that described how the eastern section of the township as well as white meadow lake would be adversely impacted by the traffic and that the only unaffected portion of the township is by the Mall.
I believe that even the Mall section would not escape unscathed. Their taxes would rise for two reasons:
1. the loss of the $630,000 of Agilent tax revenues, and,
2. the impact of lower property values in areas closer to the megachurch will shift more of the tax burden to those areas further away.
Essentially we all lose if the megachurch comes to town. It's just a matter of degree.
Kim, you need to comprehend what you read. I never said that only the northern part of town would be negatively impacted. What I said was that vORT only speaks for the north end and the north end has a long history of fighting anything new along Green Pond Road. In fact, they’ve been so successful at it that a problem has been created with the schools. Fighting everything is the reason there is no sewer line north of Meriden Rd. and now sewer means no new school north of the Agilent property; they’re victims of their own short sightedness.
The loss of $631,000 is a fart in a whirlwind. The retail establishments that have opened plus the one’s in the near future (Wal-Mart, Target, Lowes, etc) will bring in many millions of dollars. Property values are too subjective. They’re merely opinions from folk that may have personal agendas. Start quoting actual sales prices, that’s what counts
Ted, wanna buy our house here on Meriden Rd? Great buy (save 250 K bucks if you act now!) and be close to your favorite church. This effect on real estate values is VERY REAL to us retired persons. The sale of this house will be that which sustains us in the future and it goes to naught, what do we do? And it seems that nobody wants to buy a house in this corridor of town given the urban sprawl which will be occurring when 25,000 country club members descend on this town each sunday. Everyone in the real estate market is well aware of the environmental disaster area this area of RT is going to turn into. This is in responce to several of Ted Dotys posts over the past few days:
1.You claim those on the "north end" were "short sighted" with regards to the sewers. Look at the history, we have fought for this service for YEARS. Only a few years ago did the town add sewers to WML. The issue is still one that we hope to resolve, however we are only allotted so many gallons of sewage, and if CC is approved we will NEVER get this much needed service because our gallons will have been used by an entity that pays $0.00 in taxes to support our town. In the mean time those having to replace a septic system are out a good 20K.
2. You claim I am being "used". I believe in the cause WE (all of VORT) are fighting for. Will our efforts help others, yes, they will. Will our efforts make a difference to our town that elected officials may take credit for, I hope so! To be used would mean that we are acting without knowledge that our efforts are helping the cause we are fighting for. Thank you for the compliment, it is nice to know you think I could run for office. I know all the men you claim are "shaking", I think they will find your comments as funny as I did. It is not my intention for anyone to "shake"...simply to do what they should do as an eleted official, protect the town from harm.
3. Support from only those on the North End? You are very wrong on this. We have support from all over town Birchwood, Mt. Hope, WML and the north end as well. WE ARE ONE TOWN, why would you attempt to fragment us as if we were somehow fighting against each other. You do know that the town wells are on this land, the wells that provide water to most of the town. These wells will be compromised if the project moves forward and the trees are taken down and replaced with 1100 parking spaces. The WATER IS FOR THOSE NOT ON THE NORTH END of town. As you noted those on the north end do not have sewers, NOR DO WE HAVE PUBLIC WATER. My drinking water will be fine should CC move in, yours may not be.
4. This matter is not broken down by WARDS..we are one town, this is a TOWN MATTER not a WARD matter. Only someone who thinks this is strictly political would suggest this is about what WARD you live in. WE ALL LIVE IN ROCAKWAY TWP.
5. I have rethought my position on the term "do-gooder", based on the way it appears to be defined here...YES I AM, and so are all of the members of VORT, our supporters and those willing to participate to make our town better.
Look at it as the engineer you claim to be, not the idiot you are. There is little or no data of the effect on house prices in a residential area that is nearby the industrial zone where a mega church resides. Therefore what you’re hearing is the subjective opinions of other idiots like you.
