Our Weichert Real Estate Agent (Weichert being a real small fry and incompetitent agency, I am sure) just spent a week researching our area and the relative value of our home. She looked at prices of homes and their rate of change in value over time, integrated over the last two years. For some unknown reason, all towns demonstrated increases in the average value of homes in Morris County over the last year, but for one township.
Anyone wanna guess which township? Anyone want to guess how much the average price of real estate has decreased in that township over that period compared to the increases in all other townships?
I will not tell ya. Most of you do not deserve the information. Go ask your own real estate agent if you care. It is not a pretty picture. But who cares for all of you idealists; it represents nothing more than all that you have spent your entire lives working for. So insignificant. It really makes no real matter; a man of G-d is going to be delivering this place to G-d, so these worldly things are only matters for the greedy folks in town like my wife and I.
It's funny Craig - on this board, you're moving...but yet on nj.con, you're still posting as mytown2005...

FYI - My neighbor's just put their house for sale for just under $1.2M....Not a bad price for a house just off of Meriden Rd....

You forgot one thing Jay. Pound for pound, our property taxes are the highest in the county. Buyers take that into account when determining thier monthly payment, so selling price suffers.
Three quarters of our taxes go towards our substandard school system. The administration and school board really need to step up to the plate. They are the ones who are failing, not our children and not our teachers. It's business 101. If you are familiar with the works of Deming, don't blame the workers because of your poor results, blame managment.
PS: The field thing will be addressed when Agilent dontates the property to RT in a year or two.
PSS: I am also proud to announce that the new field across from KDM was in full swing this week-end. The Lacrosse teams are looking better every year!
I know one thing for sure - the value of my home has increased significantly in the past 2 years. I went through a refi process and was happy to hear that after review my home was worth far more then I dreamed. Up about 22% from mid 2002.

By the way BR - you're correct. Our taxes are way too high - and of course that has a negative effect on real estate values, like MANY other things that affect values - both up and down. Too bad some simpletons around here think real estate values are tied completely to the mega-proposal to overdevelop 140 GPR.

There's a house in Lk Telemark, one bedroom, going for $289,000. Doesn't seem like values have gone down around here. Maybe it's your house. I thought, Craig, (or whoever you are today) you were going to take a loss and get out. Well, what are you waiting for? Losing you will be a plus for RT. I thought you were an ass the first time I saw you at one of the meetings, and now I see you're a bigger ass. Don't go away mad, just go away.
The negative affect of CC on real estate prices is probably much larger for a house that is actually on Meriden or Old Beach Glen roads since those roads clearly would be alternates for congregants. Hopefully the process will work itself out and CC will ultimately not be able to site its megaproject on this environmentally sensitive property.

You shall never know that outcome of such a civil lawsuit. The terms of agreement of such lawsuits almost always include Non Disclosure Clauses. Duh!

The standard deviation equals zero and the mean equals the median and the margin of error out of a population of some 6,000 households here in town is +/- 100 percent.

They use recently sold comparable homes (otherwise know as "comps") to glean a price ...so "weichert's database being corrupt" is a silly statement. Are you going to say you knew this all along now?

The same goes for you, RTConcern as for Jay. Reporting the status of our property on a public bbs is, as far as we are concerned, is stalking. You get one warning to cease. If it happens again, I will call the authorities and ask for a restraining order.
