Logic, lets give it a try


Well, I am now banned from NJ.com, why I have not a clue!
TD seems to think that Rockaway is better off to have Christ Church on the property because the property is already developed and this applicant will be better than a corp. resident. 
Allow me to explain a few flaws in this logic.  The applicant is seeking to expand the current structure from approx. 180K sq ft to over 400K sq ft and add over 20 acres in impervious land cover (parking lots).  These expansions will require the cutting down of hundreds of trees in an area that is currently assigned as "wetlands".  If you know anything about wetlands you will know the importance of vegetation, trees and ground conditions to the over all environment.  If you are unaware of these issues I would suggest 30 minutes of research to understand the basics. 
The changes to the structure and land will cause great damage to an environmentally sensitive area and be against the master plan of the town.  Further the land is next to private properties and will likely cause flooding and other problems for these land owners.
In 1979, HP covered over 23 acres of wetlands without state approval, they were to correct this problem, yet never did.  These remediation must be made before any future development can be made. 
As for the traffic issues, the applicants report is seriously flawed and our experts are ready to assist in the explanations of how and why in the proper form, in front of the planning board.
To those who support Christ Church, we understand you wish to grow.  Likewise you should understand that your need and wish to grow does not mean it must be on this piece of land in this town.  If the town could withstand the traffic, if the environment could withstand the development, if the residents would not have to pay more in already high property taxes, if the infrastructure of the town could care for you all and if we really knew what to expect for our future then maybe this could work. 
If the current applicant does purchase the building and is permitted to move forward they have proven to be less than candid with the people of Rockaway Twp.  What will be next?  Will they attempt to develop the land further?  For those who will attempt to respond "they cant" do not be so fast, there are laws and there are loop holes, I have researched both and to say this simply where there is a will there is a way.
I encourage ALL people members of Christ Church, residents of Rockaway and neighboring towns, the Becket Fund, the environmental groups and the reporters - Do your homework.  You will see that this issue is far more complicated than some people may make you think.
