Request for Adjudicatory Hearing Denied to RT

I just got off the phone with the township admin, Greg Poff to find out the status of the Townships request concerning irelands exemption from the Highlands legislation.

The "Request for Adjudicatory Hearing" which was submitted by us on October 07, 2007 has just been denied to RT. In other words, the courts have decided that they will not even hear the case. The Township is awaiting the formal documentation pertaining to the denial.

Please note that I prediced that outcome a long time ago. The rule is simple; none of the rules apply to a black man who owns a church. So, he has his Highlands exemption and now he has his C1 stream encroachment exemption, so there is nothing in his way but finance. I note that the township municipal engineer (John Drew) interprets that to mean that he can build right up to the banks of those streams if he so chooses.

And, that is the end of that. Is there any real outrage by the citizens of RT? Nah!

Guess both of my RT homes will be on the market soon. Maybe the Rev Ego will buy them both for his "flock".

Think maybe I'll move to Netcong, still in Morris County, small enough to not worry about higher taxes, small enough to not have to worry about a Mega Church moving in and taking over.

Good luck trying to sell in this market. I tried for a year and I am still stuck here. Unless you want to give the house away. C.

That's our experience too. We were on the market for around 2 years (took it off this past Spring). There were zero bites on the property, except for one person who offered 100K less than what we paid 20 years ago!

So, we have adopted what we call a "run it into the ground" approach. We will put nothing into the place but for the most essential repairs needed. Certainly, no improvements are being considered. Even painting can wait for a long time as far as we are concerned. The hell with it - - - spend the money elsewhere.

ps - That tactic is also useful in lowering the real estate taxes. When the tax man comes and the place looks like crap, then the probablity that your taxes can go down improves. We know, cause we just had them lowered. Yes, you need comps, but having a ratty looking place also helps.

Well, just sold the first one, less than a week (right place, right house, I'll leave it at that). Actually had two people who kept putting postcards and letters in the mailbox asking if it ever went on the market to call them first. Gave my attorney their information and had him do the initial contacting and request for bids. Told them they had 4 days for on the 5th if their bids were not accepted it was going on the general market. Got a very fair price for it (more than I was going to list it for) based on three independent realtor assessments (done back in April of this year) and my own assessment (I used to do that for a living, so I knew what to look at and where). The second one will not be so easy I'm sure given it's proximity to 140 GPR.

Mr. Bill,

Congrats on your home sale. As for the one near 140 GPR, it depends on how close it is to the circus.

Our home is on Meriden. Although lotsa people like the home, the inevitable question arose about what is happening at 140 GPR. I think that all of the potential customers knew the answer when the question was raised, so it was more rhetorical than anything else. Nonetheless, after that question was asked by numerous folks (maybe 20 over a two year period) the interest in the home dropped completely by the inquiring party, never to be heard from again.

And, does anyone blame them?

Rat,

Again it was sheer luck and the right house with the right curb appeal, and the right location that got it done without having to publicly list it. The second one is in your same general neck of the woods, again I don't want to say exactly where as I do not want the internet savvy to be able to pinpoint exactly who I am (Karen knows devilish.gif , but I trust her not to say) if you catch my drift.
